UPDATE: The President’s House proposal has been withdrawn.

There is no pending application before the Athens-Clarke County Government but what comes next is still unclear.

Zoning laws exist for a reason — to protect neighborhoods, ensure fairness, and guide responsible growth.

The proposed hotel at the President’s House site is far larger than what neighborhood zoning allows. It also doesn’t line up with the community’s 2023 Comprehensive Plan.

Update on Next Steps After Capstone Property Group’s Withdrawal and Rework of President’s House Plans 02/21/2026

UPDATE: There’s no major new information yet.

Although the Planning Commission voted to deny the large hotel proposal, the project appears to be being reworked - not gone. Terms like “withdrawn” and “tabled” suggest it could move forward again.
We don’t yet know when or at what size, but we presume it will follow requirements for a full public notice and opportunity for comment.
