MONDAY MOTIVATION
Some people see a Monday…
I see fresh listings, new beginnings, answered prayers, and doors getting ready to open.

A real estate title company is a company that makes sure a property has clear legal ownership and handles the paperwork and money transfer at closing. They help ensure the property can legally be sold. The title company does three important things related to the transaction:
1️⃣ Conduct a title search
2️⃣ Issue title insurance
3️⃣ Manage the closing process
During the title search, they review public records to confirm the seller legally owns the property, and there are no unpaid liens (tax liens, contractor liens, judgments), ownership disputes, or unknown claims against the property. If something is found, it must usually be resolved before closing.
Title companies typically issue two title insurance policies. The lender’s policy - required for financed purchases - which protects the lender, and the owner's policy - optional but highly recommended - which protects the buyer. Title insurance protects against future claims related to past ownership issues.
In many states, the title company:
Prepares closing documents
Coordinates with the lender
Collects and disburses funds
Records the deed and mortgage
Ensures everyone signs correctly
Without a title company (or attorney managing title work), buyers could unknowingly purchase property with legal issues, sellers could face delays due to unresolved liens, and lenders would not fund the loan
Bottom line: A title company protects ownership rights and ensures the transaction is legally clean from contract to recording.
