The Other Side of Real Estate Investing

Real estate investing often comes with exciting wins, but there’s another side to the story—one that’s less glamorous but just as important to share.

Last year, I faced a plumbing issue at one of my rental properties. Water backed up into the unit, and understandably, the tenant was not happy. We sent a plumber right away, and they cleared the line. Problem solved—or so I thought.

A month later, the tenant called again with the same issue. We sent another plumber, and again, the line was cleared. Fast forward a few months—same tenant, same issue.

Determined to solve the problem for good, I sent someone out with a camera to inspect the sewer line. Turns out, part of the line was partially crushed, causing recurring blockages. The solution? A $3,200 septic line replacement. Not fun, but necessary to ensure the tenant’s comfort and the property’s value.

While I had the septic system inspected during due diligence, I didn’t realize a standard inspection doesn’t include scoping the sewer line with a camera. That oversight was a costly but valuable lesson, and it’s now part of my due diligence checklist.
