Market Monday πŸ“Š | Northern Virginia Housing Market Update – May 2026

The Northern Virginia market didn’t just stay active in May, it picked up speed.

Across the NVAR region, home sales jumped 11% year over year, while the median sales price climbed to $812K (+2.9%) and average prices rose to $942K (+5.7%). At the same time, inventory remains tight at 1.93 months of supply - still well below what’s considered a balanced market.

🏑 Fairfax County continues to show strong demand with sales up 11.7% and median prices reaching $815K
πŸ“ˆ Arlington posted one of the strongest activity gains with home sales up 16.4%
πŸ“ Alexandria saw average prices increase 8.4%, reinforcing that well-positioned homes are still commanding attention
