Confession time: Even after decades in real estate, HOA CC&Rs, bylaws, and amendments can sometimes feel like reading a foreign language.

But here’s what I know for sure…

Nothing is worse than buying your dream home only to discover afterward that you can’t do what you planned to do with it.

Thinking about building a she-shed?
Adding a pergola?
Parking your work truck or box truck in the driveway?
Operating a home-based business?
Starting a group home?
Installing a fence, pool, or basketball goal?

Don’t assume. Verify.

Before closing, ask for:
âś… The most current CC&Rs
âś… HOA bylaws
âś… All amendments and updates
âś… The resale certificate
âś… HOA contact information

Then do your homework. Read the documents. Call the HOA management company. Ask questions. Get clarification in writing when possible.

Because once you own the home, “I didn’t know” usually isn’t a valid defense.

Know before you blow it.

A few hours of due diligence today can save you years of frustration tomorrow.
