The 3% annual increase many homeowners hear about is actually a state law cap on property value increases for certain residential properties it is not an automatic increase every year.
Some properties may:
✅ Increase by less than 3%
✅ Stay the same
✅ Even decrease in value
A change from a 3% cap to a 2% cap would require action by the New Mexico Legislature, as the Assessor’s Office does not have the authority to change state law.
It’s also important to remember: Property values and property taxes are not the same thing. The Bernalillo County Assessor’s Office determines property values, while tax rates are set by other taxing entities.
