To all our valued clients ☺️

Thank you very much for your continued trust and support. 🙏

Please be patient with me if my responses are a little slower than usual. I promise I’m not ignoring anyone, just currently being a full time Mama and handling court hearings, contracts, visas, property transfers, trademark cases, company registrations, and approximately 37 other things at the same time. 🤣

Today, our team attended proceedings at the Juvenile and Family Court in Prachuap Khiri Khan Province on behalf of our client.

We would like to thank our clients for their continued trust and confidence in Legal First to represent and protect their interests in family law matters.

📚 Legal Knowledge: Fatherhood Registration for Children Born Outside Marriage in Thailand.

Many people are unaware that when a child is born to parents who were not legally married, the father does not automatically obtain legal parental rights, even if he is the biological father.

If the child is under 7 years of age, the father must first file a petition with the Juvenile and Family Court to establish paternity and obtain legal recognition as the child’s father.

Once the Court issues its judgment recognizing the father-child relationship, the judgment can then be used to complete the fatherhood registration process at the District Office (Amphur), after which the father will obtain legal parental rights under Thai law.

What is most of people who want to buy a house focus on?
✅ Location
✅ Price
✅ Discounts
But often overlook!
❌ Contractual obligations
❌ Outstanding debts or liabilities
❌ Unfavorable terms and conditions
When making a significant property investment, seeking legal advice is a prudent step that can help protect your interests.
be strategic on where you invest
"Property transfer completed in one day."
Really? And what about
❌Incomplete documentation
❌ Issues within the contract
❌Misunderstandings between the buyer and seller regarding the terms
❌Disputes arising after the transfer is completed

Purchasing a house should be an exciting milestone, not the start of a legal complication.

Last week, we were pleased to successfully finalize a legal process for our client, Jukka.

Legal matters can be complex and overwhelming, particularly when navigating an unfamiliar legal system in a foreign country.

We had the privilege of accompanying Jukka to Hua Hin Court and supporting him throughout the process. Seeing a matter successfully concluded and a client able to close a case is always rewarding.

Thank you, Jukka, for your trust and for allowing us to share this moment.

Many foreigners in Thailand heard the phrase:

“Just buy the property through a Thai company.”

It was common practice for many years. But wnat many do not realize is that using a company with Thai nominee shareholders purely to bypass foreign ownership restrictions is againt the law and can create serious legal risk.

Under Thai law, nominee structures designed to conceal the true beneficial owner may be considered unlawful and unenforceable.

This can potentially lead to:
• Loss of legal protection
• Disputes over ownership
• Invalid agreements
• Investigations under Thai law
• Seizure of property

There are, however, legal and safer alternatives available depending on your situation, including:
✔ Leasehold structures
✔ Condominium ownership
✔ Usufruct rights
✔ Superficies agreements

The key is proper legal structuring from the beginning.

At Legal First Hua Hin, we help foreign clients understand the risks clearly and structure property matters legally, safely, and transparently.

Many foreigners in Thailand assume their overseas will is enough.
In practice, Thai assets often require a separate Thai will to help avoid delays, uncertainty, and unnecessary stress for loved ones.

A properly prepared Thai will can help protect:

• Property and condominiums
• Thai bank accounts
• Vehicles and personal belongings
• Business interests and investments

At Legal First Hua Hin, we assist foreigners with clear, legally compliant estate planning tailored to life in Thailand.

Our role is to make the process simple, structured, and understandable — so your wishes are clearly documented and your family has clarity when it matters most.
