rethinking the office as a net-zero future 🌿 designed by @mjz_creativestudio together with @loskiewicz.studio for client #syrenarealestate, the ‘ReVistula’ proposal reimagines an existing building along #warsaw’s riverfront as a climate-conscious workplace, prioritizing reuse over demolition. the project begins with the existing structure itself, preserving concrete slabs, recovering facade materials, and reducing demolition to a minimum. a new timber-framed glass envelope sits deeper within the original shell, creating shaded terraces that extend the building outward while grounding it in its context. inspired by the river, water is circulated through planted zones, where vegetation filters, cools, and reuses greywater, shaping both climate and experience. find out more on #designboom! #designboomreaders #architecture

Often, because of our unconventional portfolio and the type of services we provide, we are asked to deliver a “wow effect” — an iconic building.

And when an architect comes in and starts talking about something else than just building a wall of brick or concrete — as we sometimes joke — there is genuine surprise. Because that’s simply not what people expect from architecture.

But what we create is never just an image.

It always starts with analysis — of the location, climate, light conditions, urban context and market dynamics. The proposal shown here for a hybrid building in Warsaw was developed as a result of such a process, including the study of program scenarios, environmental performance, and even the potential acquisition of adjacent land. This is where real estate foresight becomes part of design thinking.

What emerges from this process are hybrid buildings, shaped by decisions rather than style. These are structures that combine multiple functions — living, working and short-term stays — operating as layered ecosystems rather than single-purpose objects.

From the outside, they may read as bold, even disruptive — a strong identity, something iconic, a “market disruptor.” But that expression is not arbitrary. It is the result of aligning performance, use, and long-term value.

These buildings are not only expressive, but responsive. They address climate conditions, support different user groups, and adapt to changing market realities over time. What may appear as a bold gesture is in fact a precise response to a complex set of constraints.

This is a demanding approach, intended for clients who understand that architecture is not just about materials or construction, but about making strategic decisions through design. It is about positioning an asset, creating identity, and building long-term value.
