WORKING HOURS: 10-6:30 EST Time Thursday-Monday

Requirements:
🔹Some experience in sales/marketing or a service-related industry
🔹Computer proficiency
🔹Managing referrals across departments
🔹Competency in, or the ability to become competent in, the following:
-Residential Tenancies Act
-Ontario Human Rights
-PIPEDA
-Building Maintenance

🔹Can work from 8am to 4:30pm EST / midnight-8:30AM EST shift Thursday- Monday

A Leasing Agent is highly organized with strong time management skills and an understanding of prioritization. Naturally driven to provide excellent customer service and to instill trust, a Leasing Agent is a natural communicator with good negotiation skills, the ability to work independently, and a professional demeanour.

Tasks:
🔹Evaluate properties for needed repairs and improvement recommendations (vacant or occupied)
🔹Ability to conduct market research to determine and prepare a comparative market evaluation
🔹Draft advertisements
🔹Monitor effectiveness of ads
🔹Manage showings
🔹Comfortable with property management software - Appfolio
🔹The ability to close a lead, measure showings, follow up on commitments to rent, and monitor applications
🔹Some business development work with growth options in the future
🔹Draft/manage customer surveys
🔹Coordinate photography of properties

JUNIOR PROPERTY MANAGER

ESSENTIAL RESPONSIBILITIES
🔹Hands-on management of property portfolio
🔹Management of Tenancy Applications and Agreements
🔹Partnering with the Leasing Agent to prepare advertisements for available rental properties
🔹Maintaining regular, close contact with current clients
🔹Organizing repairs and maintenance for managed properties
🔹Conducting periodic inspections of managed properties
🔹Managing portfolio correspondence
🔹Preparing rental arrears tracker
🔹Executing appropriate actions against tenants in arrears
🔹Preparing, lodging and presenting applications to the Residential Tribunal
🔹Authorizing payment of client invoices
🔹Managing client insurance claims and payments
🔹Auditing monthly and yearly rental statements
🔹Performing rent reviews
🔹reviewing pre-vacating inspections
🔹reviewing outgoing property condition reports
🔹Entering management agreements/creating portfolios and properties
🔹Attending and participating in office meetings
🔹Attending and participating in training sessions as directed by the Manager
🔹Adhering to all procedures required in this role.
🔹Providing feedback for and participating in continuous improvement of procedures and processes
🔹Other duties as assigned
