How to Spot a Fake Title: The 5-Point Checklist

Buying property is likely the biggest investment you will ever make. Don't let a forged document turn it into a nightmare.

1. The "Banknote" Feel
Authentic titles are printed by the Bangko Sentral ng Pilipinas. The paper should feel thick and slightly textured, similar to a 1,000-peso bill. If it feels like ordinary bond paper or is too smooth/glossy, be suspicious.

2. The LRA Watermark
Hold the document up to the light. You must see the "LRA" (Land Registration Authority) watermark embedded inside the paper. Forgers often try to print this on the surface, but it should be part of the paper’s fibers.

3. Security Fibers & Dots
Look closely for tiny blue, red, and yellow fibers (like small threads) scattered throughout the paper. If you have a UV light, these fibers should glow/fluoresce.

4. The "Judicial Form" Number
Check the upper left corner. A Transfer Certificate of Title (TCT) must strictly say "Judicial Form No. 109-D." If it's an Original Certificate (OCT), it should say "108-D." Any other number or a typo here is a major red flag.

5. The Serial Number Color
On the owner's duplicate copy, the Serial Number (SN) label should be in red, while the actual digits should be printed in black.

The only 100% foolproof way to ensure a title is real is to request a Certified True Copy directly from the Registry of Deeds. Never rely solely on the photocopy provided by a seller.
