An Affidavit of Cessation of Self-Employment is a sworn legal statement in which a person formally declares that they have stopped operating their business or working as a self-employed individual as of a specific date.

“Affidavit” means the statement is made under oath, usually signed in front of a notary public.

An assumption of mortgage agreement (also called a mortgage assumption) is when a person takes over the existing mortgage loan from the current homeowner — including the remaining balance, interest rate, repayment schedule, and terms — instead of getting a new loan.

How It Works

1. The original homeowner (seller) has an existing mortgage.
2. A buyer agrees to assume that mortgage.
3. The lender must approve the buyer (credit, income, etc.).
4. The buyer becomes responsible for making the remaining payments.
