🌊 Flood Simulation Using LiDAR and GIS Technology

Using LiDAR-derived terrain data and spatial analysis through QGIS, we simulated a scenario where the river water level rises by 3 meters from the river edge.

The image shows how floodwater could potentially spread across the terrain based on high-resolution elevation data. By using LiDAR technology, we are able to model the land surface with high accuracy and visualize possible flood extents before they happen.

📌 LAND TITLE vs TAX DECLARATION
Know the Difference!

Many people think that a Tax Declaration is the same as a Land Title. However, they are very different documents. Understanding this difference is important when buying or owning land.

🏷 LAND TITLE

A Land Title is the official proof of ownership of a property.
It is issued by the Land Registration Authority (LRA) through the Register of Deeds.

Key points:
✔ Strong legal proof of ownership
✔ Recognized by courts and government agencies
✔ Required for selling, transferring, or mortgaging property
✔ Examples: Transfer Certificate of Title (TCT) or Original Certificate of Title (OCT)

If your property has a title, your ownership is legally protected under the Torrens System in the Philippines is a judicial land registration system, established via Act 496 in 1902.

📄 TAX DECLARATION

A Tax Declaration is a document issued by the City or Municipal Assessor's Office showing that a property is declared for taxation purposes.

Key points:
✔ Used to determine Real Property Tax (Amilyar)
✔ Shows the assessed value of the property
✔ Proof that you are paying taxes on the property
❌ Not proof of ownership

A tax declaration does not automatically mean you own the land.

⚖ Important Reminder

A person may have a Tax Declaration without a Title, but this does not guarantee ownership. Proper land ownership is usually proven through a registered Land Title.
