I thought malaking part nun napupunta sa principal. Pero eto ang actual breakdown:
-โ‚ฑ11,979.17 โ€“ Interest
-โ‚ฑ235.80 โ€“ Fire Insurance
-โ‚ฑ360.00 โ€“ MRI (Mortgage Redemption Insurance)
-โ‚ฑ2,355.24 โ€“ Principal ๐Ÿ˜ญ

Yes. Out of almost โ‚ฑ15,000, only โ‚ฑ2K+ goes to the loan itself.
The rest? Sa tubo. Sa insurance. Sa charges.

Letโ€™s break it down:

โ€ข 5.75% annual interest
โ€ข Divided by 12 months

Kaya pala ang tagal bago bumaba ng utang.

If may extra cash, wag ka muna mag-upgrade ng phone. ๐Ÿ˜…
Go to the PAG-IBIG office, and say:

๐Ÿ‘‰ โ€œDirect to Principal Payment po.โ€

Example:
- Monthly due: โ‚ฑ14,930.21
- Binayad mo: โ‚ฑ50,000
- โ‚ฑ14,930.21 = regular monthly payment
- โ‚ฑ35,069.79 = goes straight to principal

Meaning, lumiliit ang utang mo. Mas maliit na interest next month. Mas mabilis mong matatapos ang loan.

If you pay โ‚ฑ50,000 sa Bayad Center, it will just cover the next few monthsโ€™ dues.

No impact sa principal.

So yes, advance ka ngaโ€”pero mabagal pa rin ang bawas sa utang.
