Many new commercial investors have told me that compared to residential real estate, commercial is so easy. Tenants pay your land rates, Insurance, maintenance costs and even management fees. It’s so easy as you don’t need to get involved at all. Not only that but instead of getting a 2% to 4% return, they are now getting a 5% to 7% return. It seems like a no brainer now that you can only borrow up to 70% for existing residential investment property, you may as well go for commercial.
