Construction is underway on these luxurious new builds in Auckland. The site is complicated, both in typography and shape, so the team has carefully considered the placement of each home, stepping them down the slope and embracing views out toward Mairangi Bay.

The floor plans and layouts are each slightly different, in order to maximise the individual potential of each home. Pre-cast concrete panels create striking forms, softened by timber screens and lush planting.

The need to address an existing house suffering from weathertightness issues has become an exciting opportunity to design something that truly embraces its surroundings, creating connection between inside and outside spaces.

The main level’s open plan creates effortless flow from indoor to outdoor living, past the pool and down toward the lake, where birds perch in the native plants.

This community of Takapuna homes are spaces filled with natural light and high quality fittings.

The 13 units are a short stroll to the Takapuna shops and beach, and have already been snapped up by eager homeowners. The generous spaces on the ground floor are light and bright, with huge doors creating perfect indoor/outdoor flow. Large windows in the upstairs bedrooms reach down to the floor, creating a sense of floating above the greenery.
