Mr. Toba, can a school inside a 3-bedroom flat ever grow big?”
That was the question one school owner, Mr. Okoye, asked me last week during our WhatsApp chat.
He said;
“I feel embarrassed sometimes when parents ask for our address.
I know my school is teaching well, but people don’t take us seriously because
we’re inside a rented 3-bedroom apartment.”
When I heard that, I smiled — not because it’s funny,
but because that’s the same fear that keeps many good schools and school owners small.
Let me tell you a story.
There’s a woman in Ibadan — let’s call her Mama Bisola.
She runs a nursery and primary school inside a 3-bedroom flat she rented.
If you see the way she loves those children — you’d think they are her biological children.
Her handwriting class is excellent.
Her pupils read well as from primary 3.
Parents love her welcoming relationship with the pupils and parents.
But… she’s almost always broke …… Not because her school is bad,
but because she’s running it with PASSION, not STRATEGY.
Let me tell you this secret before we continue …..
… As we are ending 2025 and about moving into 2026, passion is not enough – You need solid strategy
You still don't get what I am saying ? ….. Let’s break it down.
As a school owner or administrator — especially as you are running from a rented apartment,
you have 3 growth areas that you must develop properly.
1.. Your quality: how well your pupils perform in their academics and behave character wise.
2.. Your visibility: how well your community or society knows and trusts you.
3.. Your system: how well you manage your school’s finances, operations, and reputation.
Most small schools stop at number 1.
They have good teachers, but poor marketers (visibility).
And that’s why they stay unknown inside the rented apartment they are using and in the society. Therefore, they continue to struggle
How Do You Prevent That From Happening to You and Your School.
It's very simple.
You don’t need a big building to look like a school that means serious business.
Just make sure you have structure and tell the story of your school in a way that
shows the value you give to the pupils, parents and the society.
Let Me Show You How to Grow Even Inside Your 3-Bedroom Flat:
👉🏿 Make Your Space Look Like a Brand, Not a Building.
Paint your gate or entrance with a beautiful colour and put a neat offer banner or signboard outside.
Create a simple corner for taking pictures of pupils during learning and extra curricular activities.
Keep your classroom neat, colorful, and photogenic.
Parents don’t pay for space — they pay for confidence —- And confidence is built by presentation.
👉🏿 Build a Strong Online Presence. Don’t hide your school because of your location.
Show the world the good and excellent value you are creating .
Post pictures of pupils reading, counting, and learning.
Record short videos of your pupils' recitations and projects.
Write captions like: … “Inside our classroom, we’re building big minds.”
Parents love schools that show growth, not size.
Even if your school is inside a 2-bedroom flat, your online presence can make it look like a big school.
👉🏿 Use WhatsApp and Facebook as Your Free Billboard.
Your phone is your second school location. So, create a WhatsApp Business account for your school.
Use your status to share daily updates (don’t just post birthday flyers).
Join local community Facebook groups and share educational tips for parents.
You’re not disturbing anybody — you’re building trust.
Because when parents trust your mind, they’ll trust your school and bring their children.
👉🏿 Don’t Compete with Big Schools — Position Differently.
Big schools talk about facilities — Go ahead and talk about care for kids.
Talk about individual attention. Talk about a strong moral foundation.
Make your size your strength by saying things like:
“In our school, we know every pupil by their name because we are not too many — and that’s our superpower.”
Believe me, parents love that level of attention and
that is how you turn your 3-bedroom flat into a premium experience.
👉🏿 Build Simple Systems for Growth. Growth is not about luck — it’s about structure.
Start tracking your school fees (using Smart SchoolFee Manager) and monitor your daily school expenses
Make sure you also plan ahead on how to get and spend your school’s money by making a budget.
When your school’s income and expenses are structured, you’ll stop guessing and start growing.
Although your school is small today, it does not mean your system cannot be big.
Here’s what happened to Mr. Okoye after our chat and interaction.
He repainted his rented 3-bedroom flat, branded his school’s gate,
created a page, and started posting the values that are coming from his school every week.
In 2 terms, his school grew from 23 pupils to 57 — without moving location.
Did he get a new building? …. No. He just built new visibility and new confidence.
My dear school owner and administrator,
Stop apologizing for your 3-bedroom flat — Start making the best use of it.
Your school’s value is not in the size of your building — it’s in the value and impact of your system.
Because even inside a 3-bedroom school, you can raise global children,
if you understand visibility, structure, and consistency.

In the first part of this gist of the 5 Growth Secrets that will help Mrs. Grace to grow her school,
I made it known to you that the small size of your school is not the problem but instead your structure is the problem.
Now, let's continue from where we stop and go straight to secret number 2.
👉🏿 (2) Stop Thinking “I Need More Parents” —- Think “I Need More people to know me (Visibility).”
Make sure that your school is NOT in the category of the schools that people do not know.
Your school cannot grow if people in the area where your school is located and beyond do not even know what you are doing.
You can start using free digital tools to build awareness:
Post short learning clips on your school’s page or Instagram page.
Use WhatsApp to share weekly updates with parents.
Join local community groups and share VALUES that
will attract parents to what you are doing. I did not ask you to share ADVERTS.
Every post you make is like planting a seed in the mind of parents and it will surely germinate to favour you.
The more you plant, the more inquiries you will reap.
👉🏿 (3) Don’t Just Teach Children — Make Sure You Also Educate Parents.
Parents don’t pay school fees because of “curriculum.” — NOT AT ALL.
The parents pay for confidence, growth, and peace of mind for their children.
So, stop saying “We teach the British curriculum.” or “We teach Montessori Curriculum”
Start showing how your school helps children think better, speak better, and become better.
Run free seminars for parents. Create WhatsApp classes on “Raising Confident Kids.”
Let parents see you as their partner, not just their child’s teacher.
When parents trust you and are very sure that you care about the success of their children,
they will recommend your school faster than any advert will do.
👉🏿 (4) Do Not Market Like a Teacher — You Must Market Like a Chief Executive Officer.
Many school owners think marketing is begging. No! — marketing is storytelling.
Marketing is how you tell your school’s story so well that parents feel stupid not registering their children in your school.
Stop saying: “We are affordable.” —- Start saying: “We help every child find their life path to success.”
Because parents don’t buy affordability — they buy transformation.
👉🏿 (5) Stop Waiting for a Miracle — Build a System or Structure.
Growth is not prayer, it’s pattern. You don't have to make everything about the growth of your school look spiritual.
It's not only about 7 days of prayer and fasting or tying something to the entrance of your school.
You just need a repeatable process for attracting, getting and retaining students.
Start small but follow a particular structure: Track your income and expenses and monitor your growth.
Manage daily spending with digital tools and plan the growth of your school.
Because whatever you don’t measure, you will not be able to multiply.
—----------------------------
Mrs. Grace started applying these 5 strategies and many more that I showed her.
✔️ She did not beg any parent to come register her child.
✔️ She did not change the location of her school.
✔️ She did not reduce the amount of her school fees.
✔️ She just built a system that makes more people to know about her school,
then parents have more trust in her and her school and she also puts in place a good financial structure.
And in one term, the number of students in her school grew from 34 students to 48..
No magic. Just a structure and a working system.
So, my Dear School Owner …….. you don’t have a small school — you just have a small structure and system.
And once you fix the structure + the system, you will see that growth will come and it will be clear to you.
You’re not running “just a school …….. you are running a kingdom where you build the next generation small-small every day.
So stop saying, “Parents are not paying.”
Start asking, “How can I show more value?”
Because when people (including) parents see the value in what you are doing in your school,
they will register their children and pay without stressing you.
Hmmmm ! — Let me stop here.
