Apa yang perlu anda buat sebelum beli rumah pertama?
Saya kongsikan satu persatu langkah-langkah mengikut pengalaman sendiri:

✅Langkah #1: Tempah dulu siap-siap sebelum dikebas orang
Mula-mula, mesti la korang kena cari rumah yang sesuai dengan kapasiti kewangan korang.

✅Maksud saya, kaji dulu kemampuan korang. Kalau gaji bersih korang (katakan) RM2,500 sebulan, takkan korang nak henjut beli rumah harga RM700,000?

✅Alamat sampai ke sudah korang tak lepas nak beli rumah tu. Bila dah jumpa yang berkenan, pergi ke showroom projek tu dan jumpa ejen jualan dekat sana untuk letak duit booking.

✅Duit booking ini sebagai “pengeras awal” supaya rumah tu tak dibeli oleh orang lain.

✅Dalam kes saya, hanya perlu bayar RM1000 je. Tapi dengan developer lain, ada yang kena bayar RM3,000. Ada juga yang kena sampai RM5,000.

✅Lepas apply loan dan dah lulus, kalau rumah tu harga RM300,000 dan korang dapat margin pembiayaan 90%, loan yang korang akan dapat adalah sebanyak RM270,000.

✅Oh, ada satu perkara paling penting yang korang kena ingat selalu.
“Kalau loan korang bank tak kasi lepas, apa akan jadi dengan duit booking tu?”

✅Okay. Selepas bank reject loan, minta surat loan rejection dan hantar ke agent supaya mereka boleh proses refund booking.
