Many people always overlooked cukai pintu/assessment tax.
1) Assessment rate is different for different land title:
πŸ’°Purely commerical without HDA (Office Suite, Service Suite, SOVO, SOFO) = 10%
πŸ’°Commercial with HDA (SOHO, Service Apartment) = 7%
πŸ’°Residential (Condo, Apartment) =4%
2) Annual value is the estimated rental rate per annum. Example:
Monthly rental = RM2,500 (A)
Annual value = (A) x 12 =RM30,000
πŸ‘‘Summary: Residential give you +3% higher return at same rental rate.
Soho/Service.Apt = (A) x7% = RM2,100 tax
Condo= (A) x4% = RM1,200 tax

This Hidden costs is easily missed out !! because bank normally covers cukai pintu but not for this case. Owes RM16,892😱

And surprisingly the amount is huge for a property that is not so old.
