What is the difference between built up area, super built up/ Salable area and carpet area?

Carpet Area: Area of the apartment/building, which does not include the area of the walls.

Built up Area: Includes the area of the walls also.

Salable/Super Built up Area: Includes the built up area, along with the area under common spaces such as the lobby, lifts, stairs, etc.

These terms are only applicable to multi-dwelling units.
The percentage relation between carpet-builtup-superbuiltup-salable is not regularized and may vary between 25% to 40% depending on property being residential, office, commercial or shops.

How does a housing finance company decide on the loan amount?

Most companies give a maximum of 80 to 85% of the cost of the house. The 15-20% (seed money) will have to be provided by the loan applicant. The amount, for which the applicant is eligible, is determined by the age, income, no. of dependents, monthly outgoing and repayment capacity.
