Carpet Area vs Built-Up Area vs Super Built-Up Area – What Every Homebuyer Must Know
Buying a home is one of the biggest financial decisions we make. Yet, many buyers remain unaware of what exactly they are paying for when builders quote area measurements.
Understanding these three terms is essential for clarity, transparency, and smart negotiation.
1. Carpet Area (Actual Usable Area)
This is the net usable floor area inside your home—the space where you can actually move around.
It includes:
Living & dining area
Bedrooms
Kitchen
Bathrooms
Internal passages
It excludes:
Walls
Balcony
Common areas
👉 Under RERA, carpet area is the most important number because it reflects your real usable space.
👉 It is usually 70–80% of the super built-up area.
2. Built-Up Area (Carpet + Walls + Balcony)
This area expands beyond just usable space.
It includes:
Carpet area
Thickness of internal & external walls
Balcony / Terrace
👉 Built-up area is usually 10–20% more than carpet area.
👉 This is closer to the actual structure area of your flat.
3. Super Built-Up Area (Saleable Area)
This is the term builders often use while calculating the selling price.
It includes:
Built-up area
A proportionate share of common spaces such as:
✔ Lift lobby
✔ Staircase
✔ Corridor
✔ Security room
✔ Clubhouse
✔ Amenities
✔ Parking circulation area
👉 Because common amenities are added, super built-up area is the largest figure.
👉 Always ask the builder for the loading percentage (difference between carpet and super built-up area). In many projects, loading ranges from 25% to 45%.
