There is something deeply saddening about living in a time when Israel real estate events require extensive security measures.

At the same time, I couldn't be more grateful for the incredible partners and team who work behind the scenes to keep our events safe. They put in an enormous amount of effort to build, maintain, and continually improve our security systems so that people can attend with confidence.

For obvious reasons, we can't share the details of our protocols, but we can recognize the people who make them possible. Their professionalism, dedication, and commitment do not go unnoticed.

A huge thank you to everyone involved. Your work allows us to continue bringing people together, and the safety of our community will always remain our highest priority.

Between airplane phone calls and 3:00 AM negotiations while the rest of the city sleeps, this trip has been non-stop.

What I'm most proud of isn't that the deals keep moving. It's seeing our team in Jerusalem operating at such a high level while I'm on the other side of the world. Clients are being looked after, transactions are progressing, and opportunities are still being created.

That's the real measure of a great business. Not one person doing everything, but a team that takes ownership, moves quickly, and is committed to the same mission.

Couldn't be prouder of the team. The work doesn't stop, no matter what time zone we're in.

Many people wait for “the perfect moment” to buy Jerusalem real estate.

But historically, the market rewards long-term ownership far more than short-term timing.

Over the past decades:
- Prime Jerusalem properties remained resilient• International demand continued
- Inventory stayed limited
- Emotional connection to the city never weakened

Too often I have people who try to play the market and either do not end up buying or realise there error and spend more money due to the delay.

Jerusalem is not only a real estate market. For many buyers, it’s legacy investing.

Don’t try to be “too smart” in today’s real estate market.

The buyers waiting for the perfect timing… The sellers chasing unrealistic prices… The investors trying to predict every move…

These are the people who usually miss opportunities.
In this market, clarity beats cleverness.

The people succeeding are the ones making solid, informed decisions — not trying to outsmart the market every week.

What a fantastic week in Los Angeles!

We had the pleasure of meeting so many wonderful people, hosting several events, and having thoughtful conversations with families who are seriously considering buying a home and building their future in Israel. It was encouraging to see the level of interest and engagement throughout the week.

A big thank you to the LA community for the warm welcome and to everyone who joined us. We look forward to continuing to strengthen these relationships and helping more people find their place in Jerusalem.

With nearly 15 years experience in Jerusalem real estate and involvement in countless deals, I've observed that one thing remains true:

The prime neighborhoods of Jerusalem are still incredibly unique, and the demand for them has not changed.

Areas like Baka, the German Colony, and Rechavia continue to attract a huge number of buyers who want to build a life there and own a home there. That demand is a major reason prices remain so strong, even with everything happening in the market today.

The other side of it is supply. People living in these neighborhoods usually do not want to leave. Once someone is there, it is rare for them to actively want to move out, which means quality properties in these areas do not come onto the market very often.

That combination of strong demand and very limited supply is what keeps these neighborhoods operating differently from much of the rest of the city.

Have you seen or do you think differently re prices in German Colony and other prime Jerusalem areas??

If you want to be a successful broker in today’s market, new developments are where the opportunity is.

Why?

Because new projects give buyers something the resale market often cannot:

- Payment flexibility
- Lower immediate currency conversion pressure
- Time

For many foreign buyers, spreading payments over construction years makes a huge difference — especially with today’s Dollar/NIS uncertainty.

In this market, flexibility is power.

If I had to describe my day-to-day life in one word, it would probably be: chaos.

No two days are the same. No schedule at the beginning of the day stays the same either.

It is meeting to meeting, client to client, constantly running around, sitting with the team whenever time allows, dealing with problems, solving things on the go, and somehow trying to keep everything moving forward at once.
But honestly, I love it.

It is a huge challenge, but also a huge blessing to do something I genuinely enjoy and thrive in. I never wake up bored, and I never feel like the days are repetitive.

And through all the chaos, I still try to learn something new every single day.
