The data catch form the Bali Central Bureau of the Statistics and the data telling us that the guest most likely stay longer in 4star hotel in 2018 that reach 3,45 days, 3,29 days in 2017 at 5 star hotel, 3,21 days at 5 star in 2018.

5 star product for 4 star rate,,,

Guys, current business hotel strategy is deliver 5 star product for 4 star rate. Is this okay? of course from the law point of view is just fine, but in term of business investment analysis is not right because this will impact the Payback Period of the investment, Profitability Index as well as Internal Rate of Return.

Everyone agree that construction cost for 5 star and 4 star hotel of course different, of course construction cost for 5 star hotel higher than construction cost 4 star hotel. If the hotel deliver 4 star rate for 5 star product of course this will not give investment Payback Period, Profitability Index as well as Internal Rate of Return in accordance to the hotel business live circle, as simple as that.
