CAD Architects

Not every successful housing development starts with a blank sheet of paper.

This 30-home development on the edge of Crantock, on Cornwall's north coast, was completed several years ago, but it remains a project we're proud to have helped deliver.

Planning permission had already been secured when CAD Architects became involved. Working alongside the developer, Legacy Properties, our role was to adapt the approved scheme to incorporate their established house types—designs that had already proven successful on previous award-winning developments—while carefully navigating the planning process.

That meant preparing and managing a complex series of Non-Material Amendment applications, alongside numerous Discharge of Condition submissions to keep the project moving towards construction.

The project also had to respond to an unexpected ecological constraint, with a large badger sett becoming established on site before development began. This required homes and gardens to be repositioned carefully while maintaining the integrity of the overall scheme. The outcome is a completed rural exception site delivering 30 new homes, with an equal mix of affordable and open market housing, forming a well-considered extension to the village.

Set within the Cornish countryside, this new build has been carefully designed to make the most of its surroundings while delivering exceptional energy performance.

A carefully balanced palette of materials, generous glazing and contemporary detailing gives the home a distinctive modern character while complementing its rural setting. A feature first-floor balcony extends the living experience outdoors, offering uninterrupted views across the rolling countryside and making the most of the home's elevated position.

Sustainability was a key part of the brief, with solar panels and energy-conscious design helping to reduce environmental impact and running costs without compromising on comfort or style.

We always enjoy opportunities to collaborate with talented consultants, and this project is a great example of how architecture and landscape design can work together to turn an area of a garden into a memorable and highly usable destination. For this garden project in St Mawes, our clients wanted a place where family and friends could come together and enjoy long summer days outdoors.

Developed through a close collaboration between CAD Architects and Moore Landscape Design, this bespoke garden feature combines a sweeping curved seating enclosure with integrated timber benching, creating a sheltered and inviting focal point within the landscape.

The simple material palette of rendered walls, natural timber and gravel allows the structure to sit comfortably within its mature garden setting, while the central fire pit provides a natural gathering point throughout the year. The curved form helps define the space without imposing on the surrounding landscape, creating an environment that feels both intimate and connected to nature.

A thoughtful addition that brings structure, warmth and purpose to a previously underused part of the garden.
