We've recently submitted a planning application for this substantial extension on a corner plot in Ingleby Barwick.

The scheme includes a two-storey rear extension alongside a single-storey side extension, carefully designed to complement the character of the existing property while creating a much more functional family home.

One of the key challenges with this application was Policy CO17, which generally limits extensions within the National Park to a 30% increase in footprint. This policy is typically applied very strictly, however through detailed negotiations, design revisions, and ongoing liaison with the planning officers, we were able to successfully demonstrate exceptional circumstances and secure approval beyond the standard allowance.

A great result achieved through careful planning strategy, strong design justification, and collaborative working with the National Park planners.

We’re delighted to share this recently completed rear extension in Brotton, transforming the property with a stunning open-plan kitchen and living space.

Internally, the space is flooded with natural light thanks to the large roof lantern—creating a bright, modern hub perfect for everyday living and entertaining.

The result is a seamless blend of traditional and contemporary design, delivering both practicality and a real “wow” factor.
