Redwater Developments
22/12/2025
Today marks 20 years since the man who started it all, Joe McCaul, passed away. Before starting Redwaters in 1975 Joe was one of the founders of Ashton & McCaul which became one of the biggest building companies in the North of England before he sold it.
Joe is remembered fondly by everyone at Redwaters especially by his son, Sean, daughter-in-law, Sharon and grandchildren, Oliver & Beth.
Thanks for everything you started Joe, hopefully you’re enjoying a pint of Guinness up there ❤️

It’s beginning to look a lot like Christmas down at Redwaters!

Busy on site today down at Hadbutt Lane! We’ve got brickies, joiners, groundworkers, scaffolders, roofers, timber framers and more working today. We’re pushing ahead all engines going for our April completion next year.

📍- Chaddock Hall Drive
Chaddock Hall Drive is one of our more recent sites. The standout features of the site are the Grade II listed buildings, Chaddock Hall itself and the Barn, which now acts as our new office! This project involved working closely with a heritage supervisor to ensure the Hall and the Barn were rebuilt in a way that restored their historical value. Everyone at Redwaters loves working in such a historical building.
As well as the Hall, the final phase of this site also included the construction of 4 semi-detached houses and the creation of a recently seeded communal garden for all residents to enjoy.

📍 - Riverside Court
Our first project in the village of Ripponden in Yorkshire was Riverside Court. Riverside consists of three-storey houses in a courtyard setting with a pergola overlooking the River Ryburn. It is believed to be the only gated development in the area and was finished in 2015. The urban and contemporary design was aimed at young professionals, families and those down-sizing.
The project was such a success that it lead to our other developments in the area.

📍 - Vale Court
Our second development in the peaceful village of Ripponden was Vale Court, situated next to the River Ryburn, this site contained 14 houses and 3 apartments.
All plots quickly sold with Redwaters director, Sean McCaul, commenting at the time: “We are really pleased at the way Vale Court has sold. We could have sold phase one 10 times over. I think that is down to the stonework , the design and the location. They are very attractive houses and Ripponden is a very up-market village to live in”

"The job's the boss" was a saying Joe McCaul was known for saying after starting Redwaters and its a very true one! Whether its a wall that needs taking down on a Saturday or waiting for a delivery coming late... the job's the boss.
This is why we have now immortalised it as a sign in our office. We think Joe would get a kick out of knowing his words are still looming large!

📍 - East Lancs Road
These two houses may not immediately jump out as being as impressive as some of our other developments we have showcased in the last few days, however they are special for one big reason. They are the first houses Redwaters developed back in 1975!
Joe McCaul (pictured below enjoying his favourite drink) set up Redwaters after selling his previous company Ashton & McCaul in his 40's and then quickly realised he had no desire to retire so young. The two houses are still standing on the East Lancs road, which is a road we have a long history with. Joes father, Patrick McCaul, worked as a navvy digging out the road after moving over to Lancashire from Ireland in 1924. Since then we have developed numerous sites off the road over the years, with the latest one being Astley Point.

📍 - Kingshill Manor
Kingshill Manor was a development we created back in 2013, located close to home in Tyldesley, this site turned a derelict school into a gated estate with 12 beautiful bungalows and landscaped gardens. It is a notable project for us as it is where our project manager, James Connolly, joined us!

📍 - Inglenook Court
Inglenook Court is a good example of some the regenerative sites we have done over the last 50 years, similar to our current site on Hadbutt Lane, the project turned two derelict school blocks into prestigious Georgian style apartments and bungalows. Consisting of 12 apartments and 2 bungalows with a communal garden, the site was even opened by current mayor of Manchester, Andy Burnham (who was MP for Leigh at the time).

📍 - Walkden Cricket Club
During 50 years of building it can be hard to find new projects that are unlike anything we have done before. However this was something we managed in 2023 with the renovation of Walkden Cricket Club. The renovation included a general revamp of the existing building and grounds, a new pitch, state of the art training facilities, a new balcony, new storage buildings and an extension built onto the existing clubhouse.
We enjoyed a good relationship with the Walkden Cricket Club which led to us sponsoring them for the following season!

📍 - The Point | New Islington
The next site we are looking back on for our 50th anniversary is The Point in New Islington, Manchester. Located by Rochdale Canal and with views overlooking the marina at Cotton Field Park, The Point was a bold new development consisting of 104 apartments and 13 houses. The joint venture was even nominated for one of the UK's top national design awards.
