RENTERS RIGHTS ACT: ALL YOU NEED TO KNOW PT 1.
Landlords in England, here are things you need to know about the new rental law that’s the biggest shakeup of the rental market in history:
1) The law takes effect May 1, 2026 (today).
2) Section 21 (no-fault) eviction is abolished.
3) No more fixed term contracts- tenancy agreements are now on a rolling basis.
4) Tenancy agreements can now only end when:
- tenant and landlord mutually end it.
- Tenant ends it by giving notice.
- Landlord ends it with a valid reason (specific to the law).
5) Assured Shorthold Tenancies to be renamed Assured Periodic Tenancies.
6) No more rent review clause in tenancy agreements.
7) Rent increases can only happen once in a year.
8. Two months’ notice must be served on tenant using form 4a before rent increases.
9) Tenants can challenge rent increases at tribunal if they feel it’s above market rate.
