Great to have attended the Derby City Council’s Landlord Conference this evening - a really useful refresher and update on what’s coming down the track for landlords. Main agenda topics covered:
🔹 Fire safety in HMOs (including recent local incident trends and common ignition sources)
🔹 A whistlestop tour of the Renters’ Rights reforms
🔹 Anti-social behaviour & possession - what landlords will need to evidence and prove under the new rules
🔹 Panel Q&A with EMPO, NRLA, DASH and Council representatives.
Key highlights worth sharing with other landlords:
▪️The direction of travel is clear: the biggest PRS reform in decades is moving us towards more standardisation, more transparency, and more evidence-led processes
▪️ Section 21: the plan is to remove “no-fault” evictions, meaning possession will rely more heavily on clear grounds and good documentation.
▪️ Tenancy structure: most tenancies moving to Assured Periodic Tenancies, which changes how you think about tenancy length, renewals and possession strategy.
▪️ Rent changes: expected to be limited to once per year, with a formal process landlords must follow.
▪️ Lettings practices: moves to stop rental bidding and restrict rent in advance practices — meaning pricing and referencing processes need to be tight and compliant.
▪️ Pets: landlords will be expected to consider pet requests and not unreasonably refuse.
▪️ New systems: a PRS landlord database and a PRS Ombudsman are coming (with staged rollout), pushing the sector towards clearer accountability.
▪️ Standards on the horizon: further work/consultation on MEES/EPC upgrades, a revised Decent Homes Standard, and extension of Awaab’s Law into the PRS - all pointing to higher baseline expectations on property condition and responsiveness.
For us, this stuff isn’t “background noise” - it directly shapes how we run tenancies, manage risk, and protect both tenants and the long-term performance of our assets. Events like this are a good reminder that staying compliant isn’t a one-off task - it’s an ongoing discipline.
🏚️ Viewing Day - Potential Flip Project - Today we viewed a serious fixer-upper - a run-down property that’s seen better days - Wood decay throughout and wall cracking showing through wallpaper! All signs of many years of significant neglect and movement.
It’s a cash-only purchase due to its current unmortgageable condition, but that’s exactly what makes it interesting. These are the kind of properties where real value can be created - not just a cosmetic refresh, but a full reconfiguration and transformation.
We re-measured internal spaces to verify the agent’s plans and are now reviewing layout options to maximise usability - potentially adding an extra bedroom, bathroom, or living area to lift both functionality and value.

🔹 Estimate build costs and calculate feasible profit margins
🔹 Decide if it stacks up - and whether to make an offer
