We’re seeing more landlords exit, and some of the portfolios coming through right now are worth paying attention to.
These aren’t entry level deals.
We’re talking:
📊 £1m to £5m+ portfolios
🏢 Blocks, mixed portfolios and larger HMOs
🔧 Often under rented or in need of repositioning
📈 Real scope to increase income and value
The opportunity isn’t just in buying something new.
👀 It’s also in looking at what you already own.
A simple example:
A portfolio at £1.2m producing £72,000 can, with the right work, move closer to £96,000+
At a 7% yield, that pushes value from £1.2m to around £1.37m.
That’s where things start to get interesting.

Not every lender is pulling back right now.
Last week felt like constant updates about products being pulled or repriced, so when something actually works, it stands out.
Fleet have just released a new range with:
📊 4.49% rates for standard and Ltd company Buy to Let
🏢 4.79% rates for HMOs & MUFBs
💷 £1,000 cashback on completion
⬆️ Up to £2,000 back with EPC improvements
On a £500,000 deal, that’s £2,000 straight back into the project.
It won’t change the deal on its own, but it does ease those upfront costs, which is where most of the pressure sits.
They’re also still one of the more flexible lenders for social housing leases, which isn’t always easy to place.
