Buy-side agents conduct a thorough search based on the buyer’s criteria, and budget. They work with listing agents and owners to find the best property for the buyer.

Buy-side agents will include the following key steps in their services: Attend viewings, detect problems early on, negotiate the price, conduct due diligence, arrange funding, give valuations, and provide a full economic analysis of the purchase.

In short, Buy-Side real estate agents manage the whole transaction from start to finish.

There are two property registries in Spain:

The Registro Catastral or Catastral Registy, which is an administrative registry that maintains the physical and fiscal detail of all properties in Spain. Every property in Spain has to have a ‘referencia catastral’ a 20-character identifier.

The Registro de la Propiedad or Property Registry, maintains and provides official records of ownership and legal encumbrances. This registry provides legal certainty to owners and third parties ensuring the registered right are protected. The Nota Simple is an excerpt of the property registry which shows the owners and legal encumbrances such as a mortgage.
