The latest updates about a License of First Occupation

In my previous blog post, I explained what a License of First Occupation is and why it is so important to have it. Today I want to share with you the updates in regards to obtaining of LFO.

The great news is on April, 13th 2020 the Andalusian authorities announced a new Decree about a procedure of granting LFO, and now it will be speeded up. All Town Halls on Costa Del Sol will be issuing LFO to any property developers/ owners through a simple Application named «Declaration of responsibility» and instead of waiting for 6 months as before, now it takes less than 1 MONTH.

How does it affect the property market?
As I’ve mentioned before, without having LFO developers cannot sign a title deed in Notary, and even if the new development is already built and ready, new owners have to wait for the license, approximately 6 months, before they could move in.

FROM NOW ON YOU CAN MOVE IN YOUR NEW PROPERTY AS SOON AS BUILDING WOKRS ARE FINISHED, SO THERE IS NO NEED TO WAIT.
