📊 June 2026 Windsor-Essex Real Estate Market Update
The Windsor-Essex market remained steady in June, with more choices for buyers and continued strong home values for sellers.
Here’s what happened:
🏡 476 residential homes sold in June.
📉 Sales were down 5% compared to June 2025.
💰 Average sale price: $566,103
Only 2.9% lower than last June, showing prices have remained remarkably resilient.
📍 Median sale price: $520,250
A slight decline of 4.5% year-over-year.
📋 1,318 new residential listings came to market, giving buyers more options than we’ve seen in recent years.
📈 Year-to-date average sale price: $557,567
Despite higher inventory and a slower pace of sales, prices remain historically strong and well above pre-pandemic levels.
What does this mean?
✅ Buyers have more negotiating power than they did a few years ago.
✅ Sellers can still achieve excellent prices—but strategic pricing and strong marketing are more important than ever.
✅ Well-prepared homes continue to attract serious buyers and sell successfully.
