Most of us notice a crack and immediately ask the same question:

“Is this something to worry about?”

The answer isn’t always straightforward.

Some cracks are a normal part of how materials behave over time. Others can be an early sign of movement that deserves a closer look.

What matters isn’t just how big the crack is.

✔️ Where is it located?

✔️ What direction is it running?

✔️ Has it changed over time?

✔️ Are doors or windows suddenly sticking?

✔️ Are there signs of movement elsewhere?

These clues help tell the real story.

A quick photo rarely provides enough information to determine whether a crack is cosmetic or structural. Context matters, which is why an inspection often looks at the building as a whole—not just the crack itself.

The good news? Most cracks are not signs of structural failure.

The important thing is knowing which ones shouldn’t be ignored.

“I’ve been building these for over 30 years and I’ve never had to do this.”

It’s something we hear from time to time.

And they’re right.

Many of today’s engineering requirements didn’t exist 20 or 30 years ago.

Building codes evolve.

Engineering standards improve.

Research advances.

We learn more about how buildings perform in earthquakes, high winds, heavy snow, and other real-world conditions.

What met the code years ago may not meet today’s requirements—and many homes built only 10–20 years ago wouldn’t comply with the latest standards if they were designed today.

That doesn’t mean those builders were doing anything wrong.

They built to the code that existed at the time.

Today, engineers are required to design to the current codes and standards.

If we don’t, we’re not doing our job.

Engineering isn’t about adding unnecessary steel, larger beams, or extra details for the sake of it.

It’s about designing structures that meet today’s safety requirements and protecting the people who will live, work, and invest in them for decades to come.

Good engineering isn’t about overdesigning.

🌲 The most expensive tree… is the one you weren’t allowed to remove.

Most people look at a tree and see landscaping.

We often see a potential project constraint.

On Vancouver Island, a single tree can affect far more than your yard. Depending on municipal bylaws, environmental regulations, and the location of your property, protected trees can:

• Delay permits and approvals
• Restrict where you can build
• Force costly design changes
• Affect driveway and servicing layouts
• Require tree protection fencing, arborist reports, and ongoing monitoring during construction
• Increase excavation and construction costs

And here’s what surprises many homeowners…

A tree doesn’t always have to be healthy to be protected.

In some situations, environmental regulations, municipal policies, or neighbour concerns can delay or complicate the removal of even a declining or hazardous tree until the proper process has been followed.

That’s why the question isn’t just:

“Can I remove the tree?”

It’s:

“How will this tree affect my project?”

Understanding that answer early can save months of redesign, unexpected costs, and frustrating delays.

“Can we just make the window a little bigger?”

It’s one of the most common questions we hear.

And sometimes…

The answer has very little to do with the window itself.

On Vancouver Island, we design homes not only to support gravity loads, but also to resist seismic (earthquake) forces.

That means some walls are doing far more than simply holding up the roof.

They’re helping the entire structure resist lateral forces during an earthquake.

Making a window wider or taller reduces the amount of structural wall available to resist those forces.

Does that mean it’s impossible?

Not at all.

But it may require the structure to be redesigned.

Depending on the home, that could involve:

• Larger engineered headers
• Additional hold-downs and connections
• Reconfiguring shear walls
• Steel beams or even steel moment frames
• Updated engineering calculations
• Revised permit drawings

For what may appear to be a simple design change.

That’s why we always encourage homeowners to finalise window and door sizes before engineering begins.

Making changes after the structural design is complete can quickly become one of the most expensive design decisions on a project.

Sometimes, a slightly bigger window requires a much bigger structure.

Engineering isn’t about making things difficult.

It’s about making sure your home performs the way it’s designed to—especially when it matters most.

The cheapest quote isn’t always the cheapest project.

A detailed quote isn’t necessarily a better quote.

And a shorter quote isn’t necessarily missing something.

The real question is:

What is actually included?

Before comparing prices, compare the scope.

✔ What’s included?
✔ What’s excluded?
✔ What assumptions were made?
✔ What allowances have been included?
✔ Are permits, engineering, site conditions, testing, and cleanup covered?

A low price can look attractive—until construction starts and items that weren’t included become additional costs.

Just as importantly…

Construction quotes are based on an agreed scope of work.

If the scope changes, the price will too.

The best quote isn’t always the one with the lowest number.

Don’t compare the price. Compare the value.
