His Bank Said No. He Used This Government Program and Bought Anyway.

But that wasn't the end of the story.
In this video I walk through the exact strategy we used to get my client Marcus into his first home — using a little-known federal program that's been available to Canadians since 1992, but most buyers never use.
It's called the RRSP Home Buyers' Plan — and as of April 2024, the government increased the limit to $60,000 per person, tax-free. Couples can access up to $120,000 combined.
Here's exactly what we cover:
→ What the RRSP Home Buyers' Plan is and who qualifies
→ The RRSP loan strategy we used to build Marcus's down payment
→ Why he received a tax refund the same year he bought
→ How he used that refund to pay back the loan
→ Whether this strategy could work for your situation
This is one of the most underused tools in Canada for first-time buyers — and it could be the difference between a lender saying no and you getting your keys.

⚠️ Note: This video is for educational purposes. Always consult a licensed mortgage professional and financial advisor for advice specific to your situation.

What if I told you the smartest place to buy your first home might not be in Toronto at all?

You've been doing everything right. Saving, budgeting, watching the market. But every time you get close, Toronto prices feel like the finish line keeps moving.

Here's what most first-time buyers don't know yet:

Canada's federal government just greenlit a high-speed rail project called Alto — a train that could eventually connect Toronto and Peterborough at up to 300 km/h. That's faster than anything VIA Rail runs today.

Construction is expected to begin in 2029.

Why does this matter to you right now?

Because history tells us property values near high-speed rail stations rise before the trains even arrive. Researchers at U of T's School of Cities are already saying Peterborough could see a real estate boom once those plans are confirmed.

That window is open today not after the announcement when everything could already be priced in.

Peterborough already offers something Toronto can't: space, affordability, and a quality of life that's genuinely different. If this rail line goes through, it could quietly become one of the most strategic first purchases a GTA buyer makes in this decade.

I'm not telling you to panic-buy. I'm telling you to stop waiting for Toronto to become affordable and start asking better questions about where you can actually win.

⚠️ Quick disclosure: Peterborough isn't a done deal yet. Kingston is also in the running for a station, and only one may be chosen. Nothing is confirmed — which is exactly why the timing of this conversation matters.

With all the info out there, it can overwhelm you. So how do you become confident with your buying decision? That's exactly the conversation I love having with first-time buyers.

Curious what this could mean for your situation? Drop a comment or send me a message. Let's talk it through with no pressure, no information overload.
