Yesterday was Father’s Day and it had me thinking about the timing of it all. I had my two later than most of the guys I came up with. 38 with the first, 43 with the second. So while some of them are booking driving lessons or sending their kids off to university, I’m still packing snacks and putting shin pads on before a skate.
It’s busy. Young kids who need you, work that doesn’t slow down, and the regular demands of life. Some days I feel the gap. Most days I feel pretty lucky I got here when I did.
If you came to this later than you planned too, you get it.
The first 2 weeks on the market aren't “just the beginning" of a family home sale...they're a big determining factor of how your sale will go.
The first 2 weeks are when the most serious buyers are watching, showings come in fastest, and you have the most leverage to control price and conditions... if your launch is dialed in.
If you price too high or launch sloppily, you burn that window.
Showings slow down, buyers start asking "what's wrong with this house?" and you end up chasing the market instead of leading it.

Things my 20-year-old self would absolutely roast me for about my life now:
• Ex-server who used to get home at 3 am, now the guy who needs lights out by 11pm or the next day is a write-off.
• Grew up throwing myself down stairs and across ledges on my skateboard. Now I'm lucky if I can get out two times a week on either my road or mountain bike.
• Never played organized hockey, somehow assistant coaching my kid's select team.
• Lay out my protein shake setup the night before because apparently 'having breakfast ready' is who I am now.

A standard home sale is often straightforward: decide on a price, prepare the house, put it on the market, review offers and close.
Selling a parent’s home is different.
