This story flew under the radar and I think it deserves more attention than it's getting.

The federal government just released a Rights Recognition Agreement formally acknowledging Musqueam Aboriginal title across a large swath of Metro Vancouver — Vancouver, Richmond, Burnaby, North and West Van, UBC, Surrey, and more.
The official line is that it doesn't affect privately owned land. And that may well be true in the short term. But here's the context that isn't making the headlines:

A B.C. Supreme Court ruling last August already declared Aboriginal title "senior" to fee simple ownership in parts of Richmond effectively making nearly 800 acres unsellable while the appeal plays out. The Musqueam agreement doesn't resolve that uncertainty. It adds to it.

For anyone watching Canadian real estate right now, the takeaway isn't panic, it's pattern recognition. Capital and buyers follow certainty. When one market gets complicated, stable markets get a second look.

Alberta has always offered space and value. Clear, stable title is about to become part of that conversation too.
