From double doubles and Hawkins Cheezies to mountains, maple syrup, and saying “sorry”…
There’s a lot to love about being Canadian.
Different stories. One home.
Happy Canada Day! 🇨🇦❤️
Most sellers who do these things genuinely think they're helping. They're not. And by the time they find out, it's already in the offer price.
1. Renovating just to sell.
Buyers don't want to pay a premium for your taste. They'd rather negotiate the price down and redo it their way. Save your money for the move.
2. Bold or mismatched paint.
You love it. They can't see past it. Neutral isn't boring… it's invisible. And invisible is exactly what you want when someone is trying to picture their life in your home.
3. Ignoring the small stuff.
A leaky tap, a loose handle, a burnt-out bulb. None of it feels like a big deal to you. To a buyer, it reads as a pattern... and the pattern says what else hasn't been dealt with?
4. DIY repairs that look DIY.
You can tell. They can tell. And they're going to price it in, usually at twice what it would have cost to hire someone in the first place.
5. Dinged walls and worn trim.
The second a buyer starts building a mental repair list, you've lost a little ground. Every scuff is one more reason to come in lower.
6. Skipping the deep clean.
A dirty home doesn't just feel neglected... it feels like a secret. Buyers start wondering what else hasn't been looked after.
Every one of these sends a buyer straight into assumption mode. And when buyers assume, they over-estimate. Every unknown becomes a number, and that number comes off your price.
You don't need perfection before you list. You need smart prep and someone who can tell you what's worth doing and what isn't before you spend a dollar. That's exactly what I do. Send me a DM and let's walk through it together.
