May Market Update


The Ottawa residential market showed softer sales activity in May 2026, with transaction volumes declining across all major housing categories while prices remained relatively stable in some segments.

Detached homes maintained their value, with the average sale price holding steady at $938,045, while sales volume declined 8.5% year-over-year to 645 units.

Row houses experienced moderate price softening, with the average price falling 3.1% to $611,996. Sales activity decreased 11.1% to 328 units.

Condominium apartments saw the largest price adjustment, with the average price down 10.6% to $438,771. Unit sales also declined 11.1% to 185 transactions.
