We conducted a complaint driven indoor air quality investigation at a decades-old office building to investigate persistent odours affecting occupants. What began as a routine assessment evolved into a broader environmental investigation, ultimately revealing an abandoned underground storage tank (UST) hidden beneath the building. Our work focused on identifying the source, protecting occupant health, restoring indoor air quality, meeting industry standards, and mitigating environmental risks. With Spring 2025 in view, CM3 is looking forward to another season of fieldwork for Environmental Impact Assessments (EIA). Nature conservation and sustainable development are high priority items for land-use planners at all levels of government. The completion of EIAs is a crucial preliminary step in development projects of all scales. At the municipal development level, the submission of an EIA is often required prior to the approval and permitting of residential and commercial projects involving building construction, land severance, road construction, re-zoning applications, and other land-use changes in areas where sensitive ecological features may be present.
CM3’s Environmental Assessment team includes environmental practitioners trained in conducting impact assessments for proposed developments to identify and evaluate potential adverse impacts on natural features at the site. CM3’s experts follow the best industry practices to meet and exceed the EIA requirements defined by municipal, provincial, and federal policies and regulations.
