📉 New listings dropped 12.9%.
🏡 The average selling price was $1,058,658.

Power of sale properties are expected to become more common in Ontario as higher interest rates and mortgage renewals continue to put pressure on homeowners.

But here’s what many buyers get wrong…

A power of sale does NOT automatically mean a cheap deal.

These homes are often still priced at market value because the lender’s goal is to recover the debt — not sell the property at a discount.

And even with a “clean title,” buyers could still face:
• hidden repairs
• unpaid utilities or condo fees
• occupancy complications
• legal or municipal issues

Also important: under Ontario law, the homeowner may still be able to stop the sale by paying the arrears before closing — even if the property was already sold conditionally.

A power of sale can absolutely be an opportunity… but only if buyers fully understand the risks before closing.
