May 2026 Market Report — London & St. Thomas

The numbers are in, and here’s what they’re telling us about our local market this May.

The average sale price across London and St. Thomas came in at $662,292 — up 1.0% — which signals the market is holding steady rather than making any dramatic moves in either direction. Modest appreciation like this is actually a healthy sign: it reflects a market that’s stabilizing after years of volatility, not one in free fall or running hot again.

What’s especially telling is the sold listings jumping 8.8%, while active inventory is up 3.5% with 3,353 homes currently available. More buyers are pulling the trigger — and there’s more to choose from. That combination is shifting us away from the extreme seller’s market we saw a few years ago toward something more balanced.

The 24-day median days on market tells me well-priced homes are still moving. But buyers are taking their time on anything that feels overpriced — and they have more leverage to do so.

For Buyers 👇
More inventory + slower price growth = more negotiating room than you’ve had in years. You’re not competing blind anymore. If you’ve been sitting on the sidelines, this may be the most reasonable entry point we’ve seen in a while.

London & St. Thomas Real Estate — April 2026 Market Update

The spring market is here, and the numbers are telling an interesting story.

With 3,175 active listings and only 638 sold, inventory is clearly outpacing demand — giving buyers more options and more negotiating power than we’ve seen in a while. Homes are sitting an average of 24 days before selling, so the days of frantic, overnight offer nights are largely behind us (for now).

The overall average sale price sits at $618,665, but where you buy matters enormously:

🏡 Middlesex Centre tops the board at $849,725
🏡 London East remains the most accessible entry point at $450,793

For buyers — this is one of the better windows we’ve seen in years. More selection, less pressure, and room to negotiate. Don’t sleep on it.

For sellers — pricing strategy is everything right now. Overpriced homes are sitting. Well-priced, well-presented homes are still moving.
