By stripping back the original stone and heavy wood mantel, we made way for a towering, floor-to-ceiling focal point. The new design pairs a sleek, dark base with a striking copper trim and warm vertical wood slat paneling to draw the eye up - emphasizing the vaulted ceilings and modern, statement chandelier.

It’s all about layering texture and striking the right balance of contrast.

Weather is one of the biggest variables in construction, so we decided to take it out of the equation.

By prioritizing the shell and flying clear-span trusses early, we created a dried-in environment before the foundation work was even finished. This allowed us to install critical systems—like the sub-floor insulation and radiant heating lines—without worrying about mud or moisture.

Pouring the slab under a finished roof means superior climate control and zero weather delays. It’s all about strategic sequencing to deliver the best possible product.

The Challenge: Building an ADU on a site with adverse soil and a water table only 3ft down. The Solution: Uncompromising Engineering.

We couldn’t take chances with this foundation. We drove 17 helical piles (some reaching depths of 100ft+) and tied them into grade beams reinforced with heavy 20M rebar. Topped off with full insulation and waterproofing, this structure is floating on a fortress of steel and concrete.

Sometimes the hardest, and most important work is the part no one gets to see.
