📍 Walnut Grove | MLS HPI: ~$1.37M

Established, family-centric, and consistently high-demand. Walnut Grove commands a premium because it is "landlocked" by the highway and the river—inventory stays low.

The Vibe: Mature streetscapes and larger-than-average suburban lots. Unlike Willoughby, you aren't seeing as many "skinny homes" here, which keeps the price floor high.

📍 Brookswood & Fernridge | MLS HPI: ~$1.45M+

This is the "Land Play" area. Prices here vary wildly based on OCP (Official Community Plan) status.

Expert Insight: Values here are dictated by septic vs. sewer connections and "wetland encumbrances." Knowing exactly where the "usable" land ends is where the real money is made or lost.
