March had the first decrease in active listings in over 4 years. Unit sales were also up nearly 20% from last year... the first significant increase in YoY sales in 4 years as well. Inventory is declining... sales are increasing... prices have remained stable but we are getting close to a balanced market place and prices should start to edge upwards slightly starting soon. This could be the sweet spot for Buyers.... still lots to choose from before inventory gets tighter and prices rise. For Sellers who have been waiting.. looks like there are brighter horizons for a fair value sale this spring if the strong trending continues.

Is it prime time for buyers? YES. Below graph shows that inventory levels are at the highest levels in the past 8 years. Especially in cottage country.
Prices have levelled and stabilized in most of the province but have had recent pronounced decreases in cottage country with high levels of inventory and low demand (down 12% YoY).
Interest rates have dropped for 3rd consecutive time and likley will continue to drop.
In other words perfect shopping conditions... for investors, cottage buyers. negotiate hard, do proper due diligence, get the best financing in a controlled and easy pace.
