Builder rough-in nightmare… turned into this 👇

Full basement renovation in Binbrook — fully permitted, fully inspected.

A lot of this job was solving what was behind the walls:

• Reworked gas lines, electrical, HVAC and data/network wiring
• Main duct trunks rerouted out of the middle of the space
• Relocated water tank + ERV to open up previously blocked windows

For what couldn’t be moved, we designed around it - clean bulkheads, integrated storage, and a layout that actually makes sense.

Finished space includes:
• Open rec room + office nook
• Fully tiled 3-piece bathroom
• Floating vanity + glass shower
• LVP flooring throughout
• Custom LVP stairs + modern trim package
• Finished + unfinished storage

End result - a clean, functional basement built right from the ground up.
