🏠 Halifax Real Estate Market Update (June 2026): A Shifting Landscape📉
If you've been watching the housing market lately, you've probably noticed a change in the air. The data is in, and we are officially seeing a significant shift toward a more balanced market across the Halifax Regional Municipality.
Here is exactly what’s happening on the ground right now, broken down by the numbers:
1️⃣ The Resale Market: More Choice, Less Pressure
The days of automatic, frantic bidding wars are flattening out. Inventory has climbed significantly, giving buyers breathing room we haven't seen in years.
More Selection: Total residential listings are up to 1,500, pushing us to 3.54 months of inventory.
Room to Negotiate: The average list-to-sale ratio has dipped to 98.18%, meaning buyers are successfully negotiating below asking price on average.
Patience Pays: Homes are staying on the market a bit longer, averaging 41 days for a sale.
Prices Stabilizing: The average sale price sits at $611,252, representing a modest, healthy 1.2% year-over-year appreciation.
2️⃣ New Construction: A Massive Backlog
The new build segment is experiencing a unique bottleneck. While buyers have been hesitant at higher price points, inventory has stacked up heavily.
A True Buyer's Market: With only 24 new construction sales last month, the sector is sitting at a staggering 8.12 months of inventory.
The Opportunity: With an 8-month supply of homes, builders are heavily motivated. If you’ve been thinking about buying brand new, you hold a massive amount of leverage right now.
3️⃣ Hunting for Affordable New Builds Under $600k?
Finding entry-level pre-construction or brand-new homes under $600k is getting harder, but not impossible, you just have to know where to look. Out of the 328 active new construction listings in HRM, only 63 are priced under $600k (about 19%).
Where They Are: Over half of this affordable inventory is concentrated in East Hants/Colchester West (25 listings) and Halifax County East (11 listings) as developers move outward to keep land costs down.
The Premium on Efficiency: These homes average a tighter footprint of 1,334 sq. ft. and actually command a higher price per square foot ($429.96/SF) than the overall market average, proving that efficient, entry-level layouts are in incredibly high demand.

Whether you are looking to buy or sell, strategy matters more today than it did six months ago. Sellers need sharp, data-driven pricing to stand out against rising inventory, while buyers finally have the inventory and leverage to take their time and negotiate.
