🏠 BIG NEWS for First-Time Home Buyers in Canada!
Bill C-4 received Royal Assent on March 12, 2026 — meaning the GST rebate for first-time buyers of newly built homes is now officially law.
Here’s what that means for you 👇

💰 How much can you save?
🔹New home under $1M → Zero GST. Full stop. (up to $50,000 back)
🔹New home $1M–$1.5M → Partial rebate on a sliding scale
🔹Over $1.5M → No rebate
Example: A $900,000 new build that used to carry $45,000 in GST? That’s now $0 for eligible buyers.
✅Do you qualify?
🔹18+ years old
🔹Canadian citizen or permanent resident
🔹Haven’t owned a home in the past 4 years (you or your spouse/partner)
🔹Building a brand new home as your primary residence
🔹Purchase agreement signed on or after March 20, 2025
🔹This is a one-time, lifetime benefit. If your spouse has already claimed it, you’re not eligible.
📅 Key dates to know:
🔹 Earliest eligible purchase date: March 20, 2025
🔹Deadline to sign your agreement: December 31, 2030
🔹 Home must be substantially complete before 2036
