🚩 10 Red Flags to Watch for When Buying a Home 🚩
House hunting is exciting… but don’t let fresh paint and staging distract you from potential deal breakers. Here are 10 red flags I always tell my buyers to keep an eye on:
1️⃣ Overpowering scents. If it smells like a candle store exploded, it could be covering up smoke, pets, or moisture issues.
2️⃣ Poor tiling (shower or floors). Crooked lines, loose tiles, or bad grout work can signal DIY jobs and possible water problems behind the walls.
3️⃣ Foundation concerns. Cracks in walls, uneven floors, sticking doors… these can point to bigger structural issues.
4️⃣ Signs of poor maintenance: If the small things haven’t been cared for, there’s a good chance bigger things were ignored too.
5️⃣ Close proximity to water. Views are beautiful, but nearby rivers, lakes, or low-lying areas can increase flood risk and insurance costs.
6️⃣ Wonky windows. Broken seals (foggy glass) or poorly installed windows can mean drafts, leaks, and expensive replacements.
7️⃣ Mold. Even small patches can signal larger moisture issues.
8️⃣ Water stains or damage. Ceilings, baseboards, or under sinks — water always leaves clues.
9️⃣ Cosmetic flips hiding problems. New floors and fresh paint are great… unless they’re covering foundation cracks or water damage.
🔟 Poor ventilation. Bathrooms and kitchens need proper airflow. Without it, moisture builds up fast and causes long-term damage.
