Greater Edmonton Real Estate Market Update – April 2026

The spring market continued gaining momentum in April across the Greater Edmonton Area, with 2,482 homes sold — up 16.4% from March, though still 8.1% lower than April last year.

April snapshot:
• 4,204 new listings: up 13.9% month-over-month and 9.1% year-over-year
• Inventory levels climbed 11.3% from March and remain 31.4% higher than last year
• Average sale price: $478,902: up 1.7% MoM and 1.9% higher YoY
• HPI benchmark price: $431,900: up 1.4% from March

More listings continue to give buyers additional options, while steady price growth shows demand is still holding strong in many segments of the market.

Greater Edmonton Real Estate Market Update – January 2026

The new year kicked off with 1,151 sales across the Greater Edmonton Area — down 12.5% from December and 27.6% from January 2025. Slower activity is normal this time of year, but supply is climbing.

January snapshot:
• 2,518 new listings → up 84.2% MoM and 4.7% YoY
• Inventory rose 8.5% from December and sits 32.7% higher than last year
• Average sale price: $448,761 → down 1.4% MoM, but up 2.5% YoY
• HPI benchmark: $415,000 → nearly flat MoM, down 1.0% YoY

📉 More listings + softer prices = more options for buyers and a market that rewards smart pricing and strategy for sellers.
