April 2026 Housing Market Stats

April was definitely a bit of a mixed bag for Edmonton. The month delivered 2482 sales which was 16.4% higher than March, but it represented an 8.1% decrease from the same period last year. Average home prices overall had a modest gain, but that was buoyed by a 6.6% increase in condo average sales prices. The inventory remains manageable at 6917 units, and months of inventory is solid at 2.8. There is still a lot of uncertainty across the market, but I’m optimistic May will be a steady and strong month as it normally is. Buyers are still snatching up the properly priced homes that are staged properly and showing well! Not a great time to try and be aggressive on pricing IMO, but if expectations are reasonable then the chances of selling are high! I’ll check in again after May to see how we did!
