The market didn’t “cool off.” It recalibrated.
• 1,111 homes sold (⬆️ 40.5% from January)
• 2,189 new listings hit the market
• 4,029 homes currently on the market
• 3.6 months of inventory
• Average price: $432K (⬆️ 3.3% month-over-month)
• Homes selling in about 46 days
Breakdown:
🏡 Detached: $562K
🏘️ Semi-detached: $448K
🏘️ Townhomes: $294K
🏢 Condos: $207K
Here’s what that really means:
Buyers → Inventory is up, which means more choice and slightly more breathing room. But sales jumped over 40% in one month. Momentum is building.
Sellers → Prices are trending up month-over-month. Demand is active. The homes that are priced right and marketed properly are moving.
Spring is not “coming.” It’s starting.
